I’m looking to swap my comfy 15 m² apartment on the ground floor in Unterschleißheim. It’s fully furnished and has a fitted kitchen, a separate toilet with a fully sealable shower cubicle inside the flat. There’s no dishwasher, but a coin-operated washing machine and a common drying room are in the cellar, plus a shared garden with space for bikes. Heating is central and more than powerful for such a small room.
The neighbourhood and the neighbours are extremely quiet—perfect for late-night study sessions as long as you keep the volume down. You’re five minutes by bike (or a couple of bus stops away) from the Unterschleißheim S-Bahn station, which gets you to Munich city centre in about half an hour. If you happen to be a student like me, the bus 219 together with the U-Bahn takes you to Garching Forschungszentrum in roughly 30-40 minutes. Supermarkets are a ten-minute walk away, and restaurants or gyms are an easy bike trip away.
Rent is very affordable for such an elegant apartment – €590 cold + €110 utilities (electricity, gas, water all inclusive but without internet), with a €1 000 deposit. Minimum stay is six months, afterwards it’s open-ended with a termination notice. Subleases are not allowed. In addition, the landlady is pretty friendly and approachable as well.
In exchange, I am looking for a not-too-expensive apartment that is not too far from both the city center and Garching, preferably in the middle (we can negotiate if the location is a bit further away), as my maximum budget is around €1600 warm rent per month. The new apartment must have a fitted kitchen, and should be partially or fully furnished. It should have at least 2.5 to 3 rooms. Parking availability is also required (a garage or parking the on streets), and if possible, the apartment should have decent noise insulation. The earliest possible moving date would be mid-August, or alternatively, 1 September.

Ich biete meine gemütliche 15 m² große Wohnung im Erdgeschoss in Unterschleißheim zum Wohnungstausch an. Die Wohnung ist vollmöbliert und verfügt über eine Einbauküche, ein separates WC sowie eine vollständig abschließbare Duschkabine in der Wohnung und Zentralheizung. Es gibt keinen Geschirrspüler, aber im Keller stehen eine Münzwaschmaschine sowie ein gemeinsamer Trockenraum zur Verfügung. Außerdem gibt es einen Garten mit Fahrradstellplätzen zu gemeinsamer Benutzung.
Die Umgebung ist äußerst ruhig. Die Wohnung liegt etwa fünf Minuten mit dem Fahrrad (oder wenige Busstationen) vom S-Bahnhof Unterschleißheim entfernt. Von dort aus ist man in ca. 30 Minuten im Münchner Stadtzentrum. Supermärkte sind in 10 Minuten zu Fuß erreichbar, Restaurants und Fitnessstudios bequem mit dem Fahrrad.
Die Miete beträgt 590 € Kaltmiete + 110 € Nebenkosten (inkl. Strom, Gas, Wasser), mit einer Kaution von 1 000 €. Die Mindestmietdauer beträgt 6 Monate, danach ist die Kündigung mit Frist jederzeit möglich.
Im Gegenzug suche ich eine nicht zu teure Wohnung, die nicht zu weit vom Stadtzentrum und Garching entfernt ist. Mein Budget liegt bei maximal 1 600 € Warmmiete pro Monat. Die Wohnung muss eine Einbauküche haben und sollte teil- oder vollmöbliert sein. Sie sollte mindestens 2,5 bis 3 Zimmer haben. Gute Parkmöglichkeit (z.B. Garage) ist ebenfalls erforderlich. Einzug wäre ab Mitte August oder spätestens zum 1. September möglich.
