2 rooms nearby Helmholtzplatz

Hi everyone, I’m offering my 2-room, 67 m² Altbau flat just around the corner from Helmholtzplatz in Prenzlauer Berg. The apartment is in the Hinterhof on the ground floor, facing east with large windows that bring in beautiful morning sunlight until noon. It really feels like a little oasis, away from the busy streets of the neighbourhood. One of my favorite parts is the spacious terrace shaded by two trees, perfect for relaxing on warm days. I am looking to swap for EITHER: i) A 2-room Altbau flat that is a bit smaller and more affordable, ideally in the southern parts of Berlin (Kreuzberg, Neukölln, Schöneberg, Treptow, Tempelhof). I am not too strict about location though, so I would be happy to hear about other options. I can even consider a location a bit outside the Ring and close to the nature.
