Amazing Place in 8004 vs amazing bigger place in the City

I love my place which is great in and by itself and also value for money. I have lived here for 9 years and still love it. Top Floor (no elevator), the only apartment on this level, totally private. Right by Kasernenareal, Stauffacher is less than 5 min walk. Big Park downstairs. Washer and Dryer in the appartment, has a dry cellar as well. Furnished takeover is entirely optional.
I am looking to exchange this fantastic place in great location against the same, just in bigger. Here are the must haves from my side:
- Inner City, Kreis 1-8
- 3.5 rooms min, 110 sqm min, 2 separate bedrooms
- must have big, open balcony or terrasse, 20 sqm min
- lots of light, no ceilings lower than 2,30m, higher is better
- prefer top floor, but private groundfloor or house with garden also considered
