3 room Altbau in NK looking for 2-3 room flat

We have a 90 square meter 3 room apartment with a big balcony in rixdorf neukolln area. The kitchen is only 3 years old and it cost 8000 euro but to take it over would be 4000 eur). We also put in a new sink and toilet in the bathroom. Flat gets direct sunlight on the balcony, living room, and bedroom between 11:30 am - 17:00, so plenty of light. The neighborhood is quite nice with families, young people and many popular cafes and restaurants. It's a 5 minute walk to the s-bahn sonnenallee and 12 minute walk to Neukolln Sbahn. It is my dream to have a sunny private garden apartment inside the ring bahn or a sunny terraced apartment but also open to other options. I also am open to rooftop apartments or Maisonettes. I would ideally like 2+ rooms over 50 sqm with warm budget up to 1150
